After an August that saw 4 sales that totaled more than $3 million, Grey Oaks Country Club has reported that their year-to-date sales volume now exceeds a whopping $57 million.

The luxury golf community also saw impressive buyer traffic as well, with 38 visitors in the month of August. The sales for this month included two gorgeous coach homes in Traditions at Grey Oaks, a homesite in Miramonte, and a brand-new, custom residence also in the same subdivision.

In 2012, Grey Oaks completed some 56 transactions, totaling $61,034,084, which represented a nearly 300% percent increase from the previous year. The community is well on track to beat that number by the end of 2013.

If you aren't enlisting the knowledge of a trained real estate agent when you buy a house, it's important that you know the ins and outs of how sellers settle on a price point for what they are selling. They will often get the help of an appraiser for this, but since prices are always negotiable, it isn't necessarily set in stone.
If you want to make sure you're getting a fair price for a home (and give yourself a good idea of where to start the negotiations), here are some quick and cheap tips for figuring out if your dream home is priced like one, too:
• Research similar homes
Looking at homes built in a similar style, around the same time period, and in a comparable location can give you a good idea of what your prospective home is worth. Granted, the

Taking everything you own from one home to another can be difficult enough as it is, but having to move a pet along with you can only add to the stress. Between the long trip in the car (or even the plane), the extra animal food to take with you, making sure the pet is kept comfortable, and other precautions, you'll be thankful when it's all over.
But there are ways to make the process simpler and easier. Here are some guidelines to follow next time you have to move Fido to a new home:
First and foremost, visit the vet
Before you take your pet anywhere, make sure all of its shots are up to date. It is important that your pet's immune system is running well during something as stressful for it as a big move. Also, if you haven't done this already, consider…

As anyone will tell you, the kitchen can be a deal-breaker in a new home. Keeping the appliances up to date, making sure you cater to current styles, and keeping everything clean can prove invaluable when you are selling.
But even if you aren't planning on going anywhere, sometimes a kitchen just needs to be touched up. It's one of the most used rooms in any home, and over time will wear out. If you see a remodeling, redecoration, or just a simple kitchen improvement in your near future, keep these style tips in mind:

When in doubt, go black-and-white
It's the "ol' faithful" of kitchen designs – modern, sleek, elegant, but also rural, the black-and-white look in a kitchen is a timeless classic that is a safe go-to when you can't make up your

Listen to the radio for five minutes, and you'll likely hear them – the advertisements for $500, $600, even $1,000 security systems that boast thermal night-vision, Indiana Jones-style arrow traps, and even do your taxes. They're flashy, extravagant, and expensive, but do they really do a better job of keeping your home safe?
It'll always be a priority to keep your home as secure as possible. It's to protect all of your possessions, but more importantly, it's to protect your family. It may seem worth it to spend thousands of dollars for a security system for that reason alone, but oftentimes they aren't the best solutions. Here are several affordable ways you can keep your home, and the people in it, as safe as you can:
