According to Naples Area Board of Realtors (NABOR), housing supply is at its lowest since 2007 this May. The demand on the other hand, is relatively high with close sales and pending sales reaching over 1,000 in May. However, compared to the same month last year, the speed of sale is a bit slower. NABOR’s monthly report includes all of Collier County, except Marco Island.

Despite the discrepancies in demand and supply, real estate brokers do not perceive this as a sign of a real estate bubble building up. Real estate people do not want bubble happening since too much demand with little supply push prices to very high values causing home prices to be unsustainable for average buyers.

They also pointed out that a widespread shortage of inventory and a disturbing rise in the lack of affordability are other culprits too. Tourism is clearly booming in Florida. Naples Governor Rick Scott announced that tourism to the sunshine state had increased by 3.5% in 2013.

More tourism means more jobs, stated the governor, who made the announcement at the Universal Orlando Resort. The resort is planning to add a Wizarding World of Harry Potter Diagon Alley and widening the CityWalk entertainment complex. Bill Davis, the president of Universal Orlando Resort expressed his excitement at being able to contribute to the economy of the state.

The record high numbers are due to the 11.5 million global and 3.7 million Canadian tourists who thronged the state in 2013. Accommodation revenues increased by 8.2% compared to 2012.

Kevin Rambosk, Collier County’s sheriff, mentioned that the rates have hit an all-time low since the 80’s, in spite of the surge in population in the area. Robberies and burglaries account for the greatest decrease in occurrence, though homicides have doubled in the past year. The sheriff has assured the townsfolk that none of these homicides were random acts of violence, but more of associated from a prevention standpoint.
